A new digital platform called Deed has launched to the public, offering global investors the ability to buy fractional shares in residential properties across Dubai, with a minimum investment of AED 500.

Licensed by the Dubai International Financial Centre (DIFC) and regulated by the Dubai Financial Services Authority (DFSA), the platform aims to widen access to the emirate’s property market, long viewed as capital-intensive and logistically complex for foreign investors.

Lowering entry barriers

The platform enables users to register online, complete identity verification, and start investing in just a matter of minutes. According to Deed, investors earn rental income based on their shareholding and may also benefit from capital gains when a property is sold.

Traditionally, purchasing real estate in Dubai has required significant upfront capital, legal paperwork, and a physical presence. Deed attempts to remove those hurdles by facilitating the process entirely online and opening access to a broader range of investors, including those based overseas.

From waitlist to public launch

The service, which was previously available to a limited group during its soft launch, reportedly attracted thousands of users to its waitlist. With its official launch, investors can now commit anywhere between AED 500 and AED 50,000 into selected residential properties.

The rise of platforms offering fractional ownership is part of a broader trend in financial technology and real estate, where digital tools are being used to increase access to traditional asset classes.

While the concept of shared property investment isn’t new, Deed’s model is among the first in the UAE to offer fully digital access to regulated fractional ownership in residential real estate.
