Ras Al Khaimah is experiencing a hospitality and real estate boom, with hotel rooms set to more than double by 2027 and the introduction of 5,600 branded residences by 2029, according to Stirling Hospitality Advisors in its RAK Investment Pulse report.

Based on the report, Wynn resort is a key catalyst, driving investment and reshaping RAK’s tourism landscape. The emirate’s hotel inventory will rise to 14,600 rooms, with over 15 international operators—including Wynn, Millennium, Radisson Red, Ushuaïa, and Rove Al Marjan—entering the market.

Luxury dominance and growing investment

Luxury hotels dominate the pipeline, with 71% of new developments classified as five-star properties. Accor has surpassed Hilton as the largest operator, and Marriott is rapidly expanding, with Westin, W Al Marjan, and JW Marriott opening by 2027, according to Stirling Hospitality Advisors in its RAK Investment Pulse.

The branded residence sector, previously non-existent in RAK, is taking off with 16 projects under development. Key brands like Waldorf Astoria, Nobu, Nikki Beach, and Ritz-Carlton are leading the charge, solidifying RAK’s position as a luxury investment hub.

Tourism and economic growth

RAK welcomed 1.28 million visitors in 2024, with international guests making up 76% of stays. Projections anticipate 3.5 million visitors by 2030, driving a 19% CAGR in tourism. The Wynn resort is expected to further elevate demand, shifting RAK’s profile towards high-net-worth travelers, the report noted.

Beyond luxury, undersupply in midscale and extended-stay segments presents strong opportunities. Residential, retail, F&B, education, and healthcare sectors are also set for growth, ensuring RAK’s long-term tourism and investment appeal.

With demand set to exceed supply by 2026, an additional 8,500 hotel rooms will be needed by 2030, reinforcing RAK’s position as a rising star in UAE’s hospitality and real estate sectors.
