Residents in designated shared housing in Dubai can now end their lease before it expires and get a refund of rent paid in advance, Khaleej Times reported.

Can tenants end a shared housing lease early in Dubai?

Yes. Under Law No. 4 of 2026, an occupant can terminate a shared housing lease at any time during its term. The tenant must give the landlord proper notice first. Once that condition is met, the tenant becomes eligible for a refund of any rent paid in advance.

How much notice do tenants need to give?

The minimum notice period is 30 days. If the tenancy contract sets a longer notice period, that longer period applies instead. For example, a resident whose contract requires 60 days' notice must follow that term rather than the 30-day minimum.

The provision is part of Dubai's new regulatory framework for shared housing. Detailed requirements and licensing procedures are still being rolled out. Dubai Municipality had earlier said more details would be announced, along with a new service on its Services Guide to support shared housing licensing.

How much rent can be refunded?

Residents who end their contract properly can request the return of rent paid in advance. The landlord is allowed to deduct one month's rent from that advance payment before returning the balance.

This detail could matter most for residents who paid several months of rent upfront. Under the new framework, rent is paid monthly in advance by default, unless the occupant and landlord agree otherwise. Electricity and water charges are included in the rent unless both parties agree to a different arrangement.

What if the refund is not paid?

The law sets out clear steps for residents who do not receive their refund. If the occupant does not get the amount within 30 days of requesting it, they can file a petition with the Execution Judge to recover the rent.

The Rental Disputes Centre has exclusive authority over disputes tied to rights and obligations under the shared housing law.

How should tenants give notice?

How notice is delivered could matter if a dispute comes up later. The law states that termination notices can be sent through a notary public, delivered to the email address listed in the tenancy contract, handed over in person, or sent through another approved method.

Residents should use one of these recognized methods instead of relying on a verbal notice.

What happens if the property is sold?

The law also protects residents if the property changes hands. A change in ownership does not automatically end their contract.

If a shared housing property is sold to a new owner, the existing tenancy agreement stays valid. The resident can continue living there under the terms of the contract signed with the previous owner. Shared housing contracts must state the length of the tenancy and remain valid until that period ends, unless terminated under the law.

The rules are part of a wider framework that formalizes shared housing in Dubai through permits, registered tenancy contracts, occupancy standards, and defined rights and responsibilities for owners, licensed establishments, and residents.
