Dubai's real estate market continues to draw global investors, with Indians, Britons, and Italians leading residential property purchases in 2025, according to a report by Betterhomes. Russians and Pakistanis complete the top five buyer demographics.

The report highlights a 22% increase in Italian investment, while Egyptian buyers saw a staggering 150% rise compared to 2024. Analysts attribute Egypt’s surge to investors seeking financial stability amid ongoing currency devaluation, using Dubai’s dollar-pegged real estate market as a hedge.

Dubai’s high rental yields of 6-8% and strong capital growth continue to attract foreign buyers. The Golden Visa program, which grants long-term residency to investors purchasing properties worth AED 750,000 or more, further enhances the emirate’s appeal. With 100% freehold ownership for foreigners and zero property taxes, Dubai remains one of the world’s most investor-friendly markets.

Beyond the top five, Lebanese and Iranian buyers are also fueling demand, reinforcing Dubai’s status as a premier global investment hub. Experts anticipate sustained interest from Egypt and other emerging markets as investors increasingly view Dubai as a secure and lucrative destination.
