UAE unveils first AI-designed business complex in Sharjah

Unveiled at a ceremony marking Al Marwan Group’s 47th year, the project underscored Sharjah’s rise as a hub for innovation and investment.

Sharjah has entered a new phase of tech-driven urban development with the launch of “District 11,” the UAE’s first business complex designed using artificial intelligence.

Developed by Al Marwan Developments, the project aims to redefine how commercial spaces integrate innovation, sustainability, and community-focused design, according to WAM.

Unveiled at a ceremony attended by senior officials, investors, and entrepreneurs, the launch also marked Al Marwan Group’s 47 years in operation. The event highlighted Sharjah’s growing reputation as an emerging hub for investment and forward-looking urban projects.

Spread over 3.5 million square feet, District 11 will comprise 11 interconnected buildings, a 368-room hotel, and about 3,000 parking spaces. The complex is positioned as a “smart work resort,” offering technology-enabled offices and services to meet rising demand for high-end commercial infrastructure in the emirate.

Located along Sheikh Mohammed bin Zayed Road (E311), the development benefits from proximity to major residential areas, Sharjah International Airport, and University City. The site’s accessibility and emphasis on sustainability, energy efficiency, and digital integration are intended to create a cost-effective and future-ready environment for local and international businesses.

Majd Al Zaiem, Executive Director of Al Marwan Developments, described District 11 as “a transformative addition to Sharjah’s real estate sector,” saying it was designed to “bridge current investor needs with the ambitions of future entrepreneurs.”

He said artificial intelligence had been central to both the design and operations of the project, influencing elements such as predictive maintenance, dynamic pricing, and energy optimization. These applications, Al Zaiem noted, would enhance operational efficiency while improving user experience.

According to the developer, District 11 will also support Sharjah’s economic diversification goals by attracting technology-driven companies and entrepreneurs seeking a smart, sustainable business base. The project’s emphasis on AI and governance technologies, the company said, will position it as a model for digital transformation in the UAE’s real estate sector.

By aligning innovation with sustainability, Al Marwan hopes District 11 will reinforce Sharjah’s standing on the regional investment map and stimulate job creation through both direct and indirect opportunities.
