The UAE property market is set for a major supply boost in 2026, with more than 69,000 homes due for completion across Dubai, Abu Dhabi and the Northern Emirates, Khaleej Times reported.

Developers continue bringing new projects to market as housing stock expands nationwide, according to Colliers' UAE Real Estate Market Report for the second quarter.

Dubai contributes about 56,600 homes, Abu Dhabi adds around 3,200 and the Northern Emirates, led by Sharjah, deliver roughly 7,450 more units across the remainder of the year.

How much new housing is Dubai delivering?

Dubai delivered about 11,650 homes in the second quarter alone, comprising roughly 9,200 apartments and 2,450 villas. This made the emirate the largest contributor to new residential stock in the UAE. The additions follow several years of robust housing demand and price growth, particularly in Dubai and Abu Dhabi.

The market is gradually moving towards a more balanced phase as new supply catches up with demand. The pipeline is also being supported by continued investment in infrastructure, including metro and road expansions. New interchanges and other transport projects are opening up areas for further development.

How many homes has Abu Dhabi added?

Abu Dhabi recorded the completion of around 2,200 residential units during the second quarter, with handovers spread across established and emerging communities.

Projects completed during the period included developments in Al Shamkhah, Yas Island, Bloom Living in Zayed City and Al Raha Beach. A further 3,200 homes are expected across the capital during the rest of the year, adding to a growing supply base after a prolonged period of strong demand and rising prices.

What is driving Sharjah's housing pipeline in the Northern Emirates?

The Northern Emirates are also expected to see substantial additions to their residential stock, although the pace of new completions has moderated compared with earlier periods. Colliers estimates that about 7,450 homes will be completed across the region in 2026. Sharjah accounts for the largest portion at around 5,450 units, followed by Ras Al Khaimah with 1,400 and Ajman with 600.

Sharjah also recorded a strong pipeline of new launches during the second quarter, with developers announcing about 4,600 residential units. Recent handovers included Il Teatro Residences in Sharjah's Aljada development and the final units at Danah Bay in Ras Al Khaimah.

Is the UAE property market shifting towards greater balance?

The influx of new homes comes as the UAE property market enters a more selective phase following an extended period of exceptionally strong growth.

Colliers said market performance is increasingly being shaped by location, construction and product quality, pricing and the performance of individual property segments.

With thousands of units coming online across the country, developers and investors are likely to face a market where the quality and positioning of individual projects plays a greater role in determining demand.
